Off-plan, without the guesswork. One broker to keys.
We are off-plan specialists; resale comes second. A short list of vetted developers, the real cost in writing, and one broker who stays on your file from the first call to the keys.

Advice that doesn't depend on which project launched this week.
Launch agents sell what's launching. We are a private boutique: a small number of buyers at a time, a short list of developers we trust, and the projects put side by side so you choose the one that fits.
Only vetted developers
We work with a short list of the top developers, checked before a unit ever reaches your shortlist: registration with RERA (the regulator), the escrow account, and what they delivered last time. If a project isn't on our list, we won't sell it to you.
One broker, start to keys
The person who shortlists with you is the one who sits with you at the SPA and chases the developer at handover.
The real cost, in writing
The payment plan with dates, the registration fee for that emirate, and every admin fee, on one page before you reserve.
Three to five, side by side
A short list, not a portal. Price per square foot, payment plan, handover date and the developer's record, compared on one sheet.
Early allocations
On launches we work, we take expressions of interest early, so you pick the unit instead of taking what's left.
Still here at handover
Snagging, the final payment, the title deed. And if you want to let or resell, the same broker lists it.
Eight steps from brief to keys.
Off-plan has its own paperwork. Here is each step, who does what, and when money moves.

The brief
Budget, purpose (to live in, to let, or to hold), how much you can put down and how fast, and when you need the keys. Thirty minutes, on a call or in the office. If off-plan is the wrong instrument for what you want, we say so here.

Three to five, on one sheet
Price per sq ft, payment plan, handover date, the developer's record. On a call, with the brochures and the model walked through together, or at the developer's sales centre if you're in town.

The unit is held
Booking form and booking deposit; the unit is held in your name. The deposit goes to the project's escrow account, never to a personal one.

The first instalment
The first instalment plus the registration fee for that emirate, with the dates and amounts you already had in writing at the shortlist.

Read before you sign
The sale and purchase agreement, read with you before you sign: dates, penalties, what "completion" means, what happens if the developer is late.

On the register
The land department registers your contract (the Oqood, in Dubai). From here the unit is yours on the register.

Paid on milestones
Paid on construction milestones. We track every date, send the reminders and follow the developer's progress reports.

Keys, and the title deed
The completion notice, the final instalment and handover fees, a snagging inspection with a defects list the developer must fix, then the title deed and the keys.
Tell us what you're after.
Three to five projects that fit, with the payment plans and handover dates side by side. No obligation, and no launch we're paid to push.

You choose the home. We carry the paperwork.
Everything between "I like this one" and the keys, done by the same person, with you copied on every step.
